In today's uncertain economy, hotels have experienced a couple of their leanest years, and thus have been far more adaptable to the needs and requirements of groups than before. They have offered additional concessions, reducing their profit margins in areas that best work for their hotels and their specific market conditions. Competent negotiators have been able to secure better than typical agreements with hotels during this period for that reason. The fourth quarter of 2010 showed somewhat of an upturn for many hotels and hotel chains, with both group bookings and hotel occupancy rates higher. While one quarter does not make a trend, and while an upturn from a low figure is still in most cases below normal averages, most chains are beginning to reexamine their group policies, and determining which concessions might no longer be necessary. Obviously, from the hotel's perspective, the fewer concessions they need to give to assure and secure business, the more profitable it is for them.

Since there has only been one quarter of pretty much across the board improvement in hotel's financial picture and, although most of the major chains are projecting continued overall improvement and an upturn in the latter part of 2011 or early 2012, there are still many unknowns. Rightly so, most hotels are still nervous about how conditions such as the economy, energy prices, etc., will impact them. They still worry about the high joblessness rates, as well as the cost of doing business. They still have not, in most cases, actually witnessed a continuous return to the occupancy rates of a few years ago. While some hotels may be starting to take a firmer negotiating stance, most would rather have a "bird in the hand," than lose potential revenue. This means that the top tier of negotiators will still be able to effectively get concessions from hotels, although the mediocre or average ones may have a far harder time. Better negotiators know what hotels want and expect, and understand the need to work with hotels as "partners," while still getting the most value for the organization or group he represents.
As someone with over three decades of hotel negotiating experience and expertise, having negotiated effectively for groups from forty to several thousand, I have been urging organizations to "take advantage" of the next few months to negotiate as far in advance as they are able to, because the negotiating position will probably be better than it will be next year. Obviously, nobody has a crystal ball, but if all the projections, and internal hotel policy discussions are correct, it is most likely that most properties will take a far tougher stand regarding concessions, etc., than they will now.

On our upcoming vacation, I didn't have to think very hard about whether I wanted to stay in a vacation or a timeshare villa. But let me first start off by saying that I am not telling you to go out and buy a timeshare. First of all, I don't think it is for everyone. It might not be for you.

But you should definitely take the time to hear these tips. They can change your vacations forever. Timeshare can be a lot of fun. It's often misunderstood because many people have been abused by salespeople with wrongful sales tactics. What this blog is about is comparing staying in a hotel vs. a timeshare on vacation. Who doesn't like more luxury on vacation?
Most people don't realize that you don't have to OWN a timeshare in order to stay in one. There are thousands of timeshares available to rent and many more for timeshare exchange. Timeshare salespeople make you feel like there is this "shortage" of units and you should have this urgency to buy. You can rent a unit from an owner or from a resort. And you have the freedom to bargain with either one. I have rented my timeshare out several times and it's always worked out great. You don't need a management company because the resort handles check-in, security, and any extra charges the renter might ring up on their tab. You simply get payment from the renter and then make the reservation for them at the resort. They check in at the resort, give a credit card for damage deposit, and have a great stay.
Not only does the timeshare offer you more but it's also less expensive to rent. Here are the 3 biggest reasons why it's better:
1. Tons of space: Hotel rooms are claustrophobic. It's one room. There's barely room to walk by the beds. A whole family in one hotel room is really pushing it. In a timeshare, there are multiple rooms. It has a separate bedroom, a kitchen, and another living room that converts to a bedroom at night (sometimes there's even a locking door in between that offers complete privacy). The unit comes with a fantastic balcony to sit outside, have a drink and enjoy the fresh air. That doesn't happen if you are vacationing in a hotel room. You can eat meals at a kitchen table and/or kitchen island. The bathrooms are much larger and some units include a Jacuzzi tub.
2. Lots of amenities: Just having a kitchen is a huge win. Personally, I like going to the fridge (a real one, not that mini bar thing in your hotel) and grabbing a cold drink and some food when I want. I don't want to have to call room service and hope it's open and then hope they remember to bring my food an hour later. I like having it now. And if you are vacationing with kids, every minute counts to avoid the dreaded "meltdown".
Imagine a nice relaxing morning of having breakfast on your balcony overlooking the beach rather than fighting the crowd at the buffet downstairs. It's healthier, less time consuming, less expensive and a more relaxing way to start the day. At night you have separate TVs so there's no arguing about what to watch and even a DVD player. My unit has a really nice sound system (not that little alarm clock from the hotel room that can't keep a station unless you hold the antenna and stand on one foot).
And there's no maid service knocking on your door waking you up to clean the room every day. Maid service comes twice a week at timeshare resorts. You don't have to deal with hanging that silly door hanger to give yourself another 20 minutes of privacy.
3. Cost - It's actually less expensive to stay in a timeshare. I know it's hard to believe but there are thousands of timeshares that you can rent right now for much less than the cost of a hotel room in the same exact area. And if you own, the annual fees are definitely less than the cost of 1 week in a hotel room. A hotel room will cost you at least $150 per night with taxes. That's over $1,000 for the week. If you're on an island vacation it's 2-3x that price. You'll find almost all timeshares for rent that are below that price.
I know another option is renting a house. That leaves you with questions like "who's liable for damages or theft?", "Is the location good? I've never been there.", and without a brand name, you have no idea of the quality. I just think it's odd to be sleeping in someone else's bed and using their refrigerator. So to me, it's not worth the hassle unless you know the owner or know firsthand someone that has stayed there and it's a quality place. And most of the time, the cost to rent a house is much higher anyway. So that's not a viable option for me.
So there you have it. It's pretty cut and dry, the timeshare wins. But before I can honestly tell you to go out and buy one or even timeshare exchange, some things have to change in the industry first. But I won't tell you to stay away from timeshares either. If you know how to buy them and how to utilize them each year, you will have so much fun on vacation you'll be silly!

Hotel desk clerks perform a number of duties, which mainly deal with making sure that the guests are provided with the assistance that they need when they check in and check out of the hotel. What type of experience can you expect as a visitor? What can you get from one option that you cannot get from the other?

So first of all, where exactly is Trujillo, Honduras?
Well, it's on the North Coast of Honduras and is a bit of a forgotten gem. It is very well known in Honduras, but nearly unheard of in North America. Although Honduras is within Central America, Trujillo faces the Caribbean ocean and definitely has that Caribbean vibe. In fact, it's more like visiting one of the Caribbean Islands than neighboring Guatemala!
So, what will you get from a Trujillo Honduras hotel that you will not get in a Punta Cana hotel?
Well first off you will get genuine seclusion. The beaches in Trujillo are stunning and completely undeveloped. If you stay at an out of the way resort like Tranquility Bay you can see unspoiled, pristine shoreline for miles. Even if you go more central at a hotel complex like Christopher Columbus you will get far less crowds than nearly anywhere in Punta Cana.
Trujillo hotels offer really great value for money. A self contained Cabana in an amazing location in Trujillo will cost very little when compared to similar accommodation in Puna Cana. You will also get a far more relaxed atmosphere and a more authentic interaction with the local people. The people in Trujillo are not reliant on the tourist trade, so have not developed the strong vendor culture that you get in the Dominican Republic. This allows a far more relaxing time when you leave the hotel, you will not be asked to buy souvenirs every 5 minutes!
What do you get in Punta Cana and not in Honduras?
In Punta Cana you will get the all-inclusive option. This means that the amenities at the hotel are often to a much higher standard. Everything is there that you would need. A downside to this is that many people end up hardly leaving the hotel. If you have paid a lot of money to be all inclusive it seems a little pointless to spend all your time outside the hotel spending additional money!
Punta Cana hotels like the Iberostar Grand Bavaro really do provide some great night entertainment; like big bands and dancing. For folks that like a schedule they can pick from and know ahead of time what their options are for each night, this is fantastic.
So as you can see Trujillo and Punta Cana hotels offer very different vacation experiences. Trujillo Honduras hotels offer unspoiled beaches, a chance to get away from the crowds and great affordability. Punta Cana hotels offer high level amenities, planned activities and an opportunity to have those pesky decisions made for you!
Think about what you want from a vacation and then start planning! Whichever choice you make the most important thing is to have a great time!
